1. The booking terms and conditions form the sole contract between Mr and Mrs M J Weeks (referred to as we and the person signing the booking form, who must be over 18 years of age and who shall be deemed to sign the form on behalf of all the persons named herein. No contract shall exist until we have received a booking form together with the correct deposit/full payment, and have confirmed the reservation in writing. Before booking it is recommended that you email or telephone to check availability. Your booking can be made provisionally, if required, and held for a maximum of 5 days to allow time for your completed booking form and deposit/full payment to be received.
2. The balance due should be paid not later than 8 weeks before departure. A final invoice will be sent. If a booking is made within the 8 week period, full payment must be received before the booking can be confirmed.
3. A security/breakage deposit of £150/$270 is required and should be paid with your final balance. This is to cover excessive use of electricity (eg air conditioning on full with external doors left open), excessive cleaning costs and chargeable telephone calls, and also covers for damage, breakage and loss to our villa and contents. The security deposit, less any such charges, will be refunded as soon as the Management Company has completed its inventory and occupancy report. this will normally be no later than 30 days after your return arrival. Renters are liable for all damages and loss to our villa during their stay. We and our agents reserve the right of entry at any time.
 Terms + Conditions3a. Any loss or damage to any items in the Games Room will result in the cost of replace or repair being deducted from the security deposit reffered to in section 3. 4. The accommodation rates quoted are per week (not per person), and include electricity, air conditioning, heating (when applicable), local telephone calls, cable tv, bed linen, towels, the use of all in house amenities and facilities, and Florida sales tax. Please note that smoking is not permitted anywhere in the villa, though is permitted on the patio area by the pool. This keeps the villa odour free and also avoids the trouble of sophisticated smoke detectors being triggered by cigarettes. If our Management Company discover evidence of smoking in the villa, this will be taken into account when assessing your security/breakage deposit, and your co-operation is therefore requested and appreciated. 5. The accommodation may only be sub-let, shared or assigned by you with our express agreement, otherwise only the persons shown on the booking form are permitted to stay in the villa. The maximum occupancy is 8 plus 2 infants. Please note that any contravention of the above will render your booking void and all monies received will be forfeited. No pets are allowed in the villa. 6. The rental period begins at 16.00 hours on the day of arrival and terminates at 10.00 a.m. hours on the day of departure. The villa is thoroughly cleaned and inspected before and after every rental to ensure that all guests have a comfortable stay. Lawn and pool care are provided on a weekly basis. 7. In the event that you cancel your reservation, or we have to cancel the arrangements due to non payment of the balance due within the time allowed before departure, cancellation charges will be made as follows; Cancellations must be confirmed to us in writing, and the charges detailed will be calculated as from the date we receive your written advice. 8. You are strongly recommended to take out adequate holiday insurance to cover possible cancellation as soon as your reservation is definite. 9. We cannot accept liability for death, personal injury, sickness, accident, delay or loss of luggage or personal effects or any other loss or misadventure which may occur whilst renting our villa. Use of the pool, the community pool, aqua area, tennis court and recreation areas is entirely at your risk, and it is particularly important that children are supervised at all times , as the pool has a depth of up to 6 feet. 10. Force Majeure. We accept no responsibility or liability for any loss or damage or alteration to the terms of you reservation caused by events beyond our control, including, but not restricted to, war, terrorist activity, civil commotion, flight delays or cancellations, airport closures, adverse weather conditions, fire, flood or industrial dispute. 11. We cannot accept any liability for your personal safety during your holiday. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight. 12. All clients must possess valid passports and any visa required. British citizens require a full 10 year passport, valid for a period of at least 6 months beyond the holiday return date. All persons are required to have their own passport. The majority of visitors to the USA from Britain no longer require a visa as a result of the Visa Waiver Program. It is, however, the holidaymakers resposibility to make sure that they have all the correct travel documents. If you have any queries you are advised to contact the US Embassy for details. We cannot accept liability for any of the aforementioned conditions not being met or any refusal of passage. 13. We reserve the right to decline to accept or retain any person as a client whose conduct is deemed to be disruptive and affects the enjoyment of other holiday makers/residents. We shall be under no liability to accept any costs incurred, or responsibility for, any such person. 14. All description given in the brochure/website are made in good faith, but no liability can be accepted for error or omissions. |

15. Should you experience any problems whatsoever with the villa during your stay, please contact the Management Company, who will do their best to assist and rectify the matter as soon as is practically possible. Should a problem remain unresolved, you are asked to notify us in writing within 7 days of your return. No action can be taken or liability accepted for any complaint received after this period. Please note that as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not a cause for complaint. Our villa is treated periodically as part of a pest and termite control program, and is cleaned after each rental.
16. The contract is governed by, and shall be interpreted in accordance with, English Law, and the parties hereto shall both submit to the jurisdiction of the English courts.
17. We have installed a computer and unlimited broadband internet access into this villa available for use by all guest on a free of charge service. Please use this facility with the intention for which it was installed to gain access to email or browsing and gaining information on the internet while staying in the villa. We the owners do not accept any responsibility for any information downloaded or installed on this computer other than what was supplied by the manufacturer at time of purchase. We do not advise that this computer be used by minors as we cannot be held responsible for any information downloaded by previous guests. PLEASE MAKE SURE THAT THE COMPUTER IS SHUT DOWN ON ALL OCCASIONS AFTER USE. A CHECK WILL BE MADE ON YOUR DEPARTURE TO MAKE SURE NO DAMAGE HAS BEEN CAUSED. ANY DAMAGE OR MISSING PARTS THE COST OF REPAIR OR REPLACE WILL BE DEDUCTED FROM YOUR SECURITY DEPOSIT. THUNDERSTORMS ARE COMMON PLACE IN FLORIDA ESPECIALLY DURING THE SUMMER MONTHS. PLEASE MAKE SURE THAT THIS SYSTEM IS SWITCHED OFF FROM THE WALL SOCKET SHOULD A STORM ARISE. We do not offer any support what so ever for the maintenance of this computer. Please report any fault as soon as possible and we will endeavour to repair at our convenience.
